If you already have income property we will do a complete on site evaluation to make sure you receive maximum returns on your investment.
Vacant property means lost revenue. Our goal is to have a very short turn around time between tenants. We strive to be proactive in this effort by having the necessary maintenance needs taken care of quickly and by negotiating leases for a long as possible while taking into account other factors such as seasonal constraints.
Management
Starting with our marketing programs to secure a tenant, we require each potential tenant to complete an application, then follow up to verify their employment, rental history, credit and criminal history. This helps assure that your property will have the best tenant possible.
Tenant Relations
Having the best relationship we can with tenants and potential tenants is a key focus. A happy tenant is a tenant for life. We want to maximize and enhance your investment, so we keep in close contact with the tenants. Well taken care of tenants pay on time and take better care of properties.
Maintenance
BuySell4U has maintenance professionals on hand for 24-hour service. We use bonded and insured contractors. Our main focus is to minimize maintenance costs and have repairs made in a timely manner.
We also provide yard care, cleaning, and snow removal if needed.
Inspections
Before the property is leased, we do a thorough inspection making sure everyone is on the same page as to the condition of property at move in and move out. We also assess any maintenance that needs to be completed before leasing.
Evictions/Collections
Rent is due on the 1st and late on the 2nd. A late fee of $25 plus $10 per day is added to all late payments. If rents are not paid as agreed, we begin the process necessary to collect rents and late fees, or to begin eviction proceedings.
Accounting
Each month you will receive a financial statement or general ledger showing monies collected and any disbursements that have been made.
